Pay ground lease

The annual fee for the ground lease (erfpacht) is called the ground rent. You pay for the use of the land on which your home or commercial space is standing. Two times a year you will be notified that you have to pay the ground lease. You can pay automatically or via iDEAL. You can also pay in instalments.

The municipality will send you an invoice 2 times a year for the payment of the ground rent:

  • Around 1 January. This invoice is for the months July through December of the past year.
  • Around 1 July. This invoice is for the months January through June of the current year.

    Automatic payment

    You can choose to pay the invoice automatically. This is called a standing order for direct debit. It is the easiest method of payment. You must always have enough money in your bank account. The municipality can then deduct the money from your account.

    Request via MijnDenHaag

    You can request a direct debit via MijnDenHaag. To do this log in with your DigiD. It will take several working days to process your request. Afterwards you will be able to see your new method of payment in MijnDenHaag.

    Request by email

    You can also request the direct debit by email. To do this send an email to erfpachtadministratie@denhaag.nl with the following information:

    • the subject: 'Request standing order for direct debit'
    • your name
    • your address
    • the address of the ground lease
    • the debtor number
    • your IBAN number (bank account number)

    You will then receive a pre-completed form from the municipality within a few working days. Complete the form in its entirety and sign it. Otherwise the municipality will not process your request.

    Let op!
    The direct debit will begin on 1 January or 1 July. You must request the change at least a month in advance (so before 1 December or 1 June). If you do this after 1 January or 1 July, you will have to pay the last invoice yourself. If your request arrives later, the direct debit will begin as of the following ground lease period.

    The direct debit is valid for all of the properties for which you are paying ground lease. It is not possible to pay in instalments. You will receive notification from the municipality shortly before the payment is deducted. You can also stop or change the direct debit. To do this send an email to: erfpachtadministratie@denhaag.nl.

    Paying online

    • Go to MijnDenHaag. Log in with DigiD and click on Ground lease.
    • You will see an overview of your right of ground lease and amounts due.
    • You can pay your outstanding invoice with iDEAL.

    Your ground lease information is not visible in MijnDenHaag but you are the main leaseholder? Then fill in the form in MijnDenHaag. The municipality will make sure your ground lease information will be visible in MijnDenHaag.

    You can do all of the following in MijnDenHaag:

    • look at an overview of invoice amounts
    • pay your last invoice online
    • change invoice address
    • request direct debit
    • request to pay off the mandatory payments of the ground rent
    • request for reissue

    Paying yourself

      It is also possible to pay the invoice via online banking. You can transfer the amount due to account number:

      If possible, include the following information with your payment:

      • the debtor number
      • the invoice number
      • the address of the ground lease

        Paying in instalments

        Are you unable to make the full payment of the ground rent? Then you can arrange to pay it in instalments. You will then pay it in parts. Send an email to erfpachtadministratie@denhaag.nl with:

        • your question
        • your name
        • your address
        • the address of the ground lease
        Belangrijke informatie:

        You must make the first payment in the first month of the new period. In January and in July. You must transfer all of the instalments yourself. You will not receive a notification or invoice from the municipality.

        Paying off administration fees

        If you regularly pay only the administration fees, then you can make a lump-sum payment for the administration fees. In that case, transfer the lump-sum payment for the administration fees to account number:

        Include the following information with your payment:

        • the address
        • if you know it: the debtor number for the payment
        • lump-sum payment for administration fees

        Becoming a new owner

        Did you purchase a home or commercial space? Then you must pay the entire ground lease invoice to the municipality. The notary will calculate what you and the old owner must pay at the moment of purchase.

        Example:

        You purchase the property on 6 April. The notary will assess the ground lease amount from January to 6 April. You will receive that amount from the old owner during the transfer of ownership. You can find this amount on the notary's invoice.
