Renting out short-stay accommodation
Do you want to rent out (part of) your building for a short time? For example, to business visitors, international employees or students? Check this page to see if it is allowed.
How it works
You may only rent out your building temporarily if it has both the designation and use function ‘lodgings’. Examples of buildings with this function are holiday homes, recreational homes, hotels, motels and guesthouses. Tenants stay for a short period.
- Use function means how the building is used: for living, working or shopping.
- Designation means what is allowed under the municipality’s Omgevingsplan: whether the building may be used as a home, office or shop.
Conditions
You may rent out your building temporarily if:
- The building has the designation ‘lodgings’ (check via the Begin external link: Omgevingsloket(External link), end external link.).
- The building has the use function ‘lodgings’ (check via the Begin external link: BAG viewer of the national land registry(External link), end external link.).
- The last known use of the building was not residential.
- You do not live in the building yourself.
- Tenants stay for a maximum of 4 months (short stay).
- Tenants do not register at your address in the Personal Records Database (BRP).
- You pay tourist tax.
You meet the conditions
You may rent out your building temporarily. You do not need a permit.
You do not meet the conditions
Does your building have a residential function? Then you may not rent it out temporarily. This is also not allowed if:
- Tenants or tourists register at your address in the BRP.
- The designation allows lodgings.
You may only rent out your home with a Begin link: housing withdrawal permit, end link. . The municipality rarely issues this permit, because there are few homes available in The Hague.
Do you want to change the function of your building to ‘lodgings’? But the Omgevingsplan shows a different function? Then you must apply for an Begin link: environment and planning permit, end link. .
Reporting
Are you renting out your building temporarily for the first time? Then you must report this. Visit the page Begin link: Tourist tax, end link. .
