Pay ground lease
The annual fee for the ground lease (erfpacht) is called the ground rent. You pay for the use of the land on which your home or commercial space is standing. 2 times a year you will be notified that you have to pay the ground lease. You can pay automatically or via iDEAL. You can also pay in instalments.
It is not possible to pay the ground via MijnDenHaag
The municipality is working on a new MijnDenHaag. That is why you cannot pay via MijnDenHaag at the moment. You can, however, pay the invoice yourself with online banking.
The municipality will send you an invoice 2 times a year for the payment of the ground rent (canon):
- Around 1 January. This invoice is for the months of July through December of the past year.
- Around 1 July. This invoice is for the months of January through June of this year.
You can choose to pay the amount automatically. This is called a standing order for direct debit (machtiging automatische incasso). It is the easiest way to pay. You do, however, have to make sure that you have enough money in your bank account. The municipality can then deduct the money from your account.
Request by email
You can request the direct debit by email. To do this send an email to Begin link: erfpachtadministratie@denhaag.nl, end link. with the following information:
- the subject: ‘Aanvraag doorlopende machtiging voor incasso’ (‘Request standing order for direct debit’)
- your name
- your address
- the address of the ground lease
- the ground lease number (debiteurennummer)
- your IBAN number (bank account number)
The direct debit will apply to all of the properties for which you are paying ground lease. It is not possible to pay in instalments. You will receive a notification from the municipality shortly before the payment is deducted. You can also stop or change the direct debit. If you regularly pay only administration fees, then you can pay off the administration fees in 1 lump sum. In that case, transfer the lump-sum payment for the administration fees to bank account number:

Include the following information with your payment:
- the address
- (if you know it) the ground lease number (debiteurennummer)
- lump-sum payment for administration fees

Did you purchase a home or commercial space? Then you must pay the entire ground lease invoice to the municipality. The notary will calculate what you and the old owner must pay at the moment of purchase.
Example:
You purchase the property on 6 April. The notary will assess the ground lease amount from January to 6 April. You will receive that amount from the old owner during the transfer of ownership. You can find this amount on the notary’s invoice.

The municipality wants to make the leasehold system more resilient. This means you can choose a ground rent percentage calculated based on the average of the past 10 years. This helps prevent large fluctuations in the ground rent.

What does GP2024 mean for you?
You have a perpetual leasehold.
- You can choose the average ground rent percentage. You will be informed about this.
- The current invoice you received is still based on the old regulations.
- If you paid too much ground rent, you will receive information about reimbursement.
