Paying ground lease

The ground lease (erfpacht) is the payment you make for the use of the land on which your home or business premises stands. You receive a notification every 6 months that an invoice is ready for you to pay in MijnDenHaag. You can pay this amount by direct debit or via iDEAL. You can also agree on a payment scheme to pay in instalments.

The municipality sends this notification on paying ground lease around 1 January and 1 July.

  • On 1 January you receive a notification on paying for the months July through December of the past year.
  • On 1 July you receive a notification on paying for the months January through June of the current year.

    Direct debit

    You can choose to pay your half-yearly payment automatically by direct debit. Paying by direct debit is the easiest method of payment. The condition is that there are always sufficient funds in your bank account so that the municipality can deduct the money.

    You can request a direct debit via MijnDenHaag. It will take several working days to process your request. You will subsequently be able to see the change of payment method in MijnDenHaag.

    You can also request a standing order for a direct debit from the ground lease department (Erfpachtbedrijf). You can do this by sending an email to erfpachtadministratie@denhaag.nl with your:

    • question, stated in the subject line: 'Request standing order for direct debit'
    • name
    • address
    • the address of the ground in question and the relevant customer number
    • IBAN number (bank account number)

    Afterwards you will receive a prefilled authorisation form from the Municipality of The Hague within a few working days. Complete the form and sign it. The municipality will not process an authorisation form which is not completely filled in and signed.

    Let op!
    The standing order will take effect as of 1 January or 1 July. You must request it at least a month in advance (so before 1 December or 1 June). If you do this after 1 January or 1 July, you will have to pay the last half-yearly invoice yourself. If your application arrives later, the direct debit will begin in the following ground lease period.

    An authorisation is valid for all of the properties for which you are paying ground lease. It is not possible to pay in instalments. You will receive notification from the municipality shortly before the payment is deducted. You can also stop or change the direct debit. To do this send an email to the ground lease department: erfpachtadministratie@denhaag.nl.

    New bank account number

    Are you paying by direct debit and do you have a new bank account number? Issue a new standing order through MijnDenHaag or by email. Read more under ‘Direct debit’.

    Paying online via MijnDenHaag

    An overview of your right of ground lease (ground rent/land lease) and amounts due can be found at the top of your personal page on MijnDenHaag. You will also find an overview of the invoice amounts, the possibility to pay online and the application for direct debit.

    • Login with DigiD and click on Ground lease.
    • At the top of the page there is an overview of your right of ground lease and invoice amounts.
    • You can pay your outstanding invoice with iDEAL.

    Are you the main leaseholder but isn't your ground lease information visible in MijnDenHaag? Then please fill in the form in MijnDenHaag. Then your ground lease information will be matched and visible in MijnDenHaag.

      Paying with online banking

      The municipality has stopped sending out acceptgiro payment slips for the payment of ground lease. You can pay the ground rent by direct debit or via iDEAL (see 'Paying online via MijnDenHaag').

      It is also possible to pay with online banking. You can transfer the amount due to account number:

      • IBAN: NL 04 BNGH 0285 1389 60
      • BIC: BNGHNL2G
      • payable to: Gemeente Den Haag DSO Erfpacht

      If possible, state the following information with your payment:

      • customer number
      • invoice number
      • relevant address

      With your other leasehold payments state:

      • the goal/subject
      • relevant address

      Paying in instalments

      Are you unable to pay the ground lease at 1 time? Then you can arrange to pay in instalments. Send an email to erfpachtadministratie@denhaag.nl with your:

      • question
      • name
      • address
      • relevant address

      You will receive a reply from the ground lease department (Erfpachtbedrijf).

      Let op!
      The first payment must then be made in the first month of the new period: in January and in July. You must transfer all of the instalments yourself. You will not receive a reminder or invoice from the municipality.

      Buying off administration costs

      If you periodically pay only the administration costs, you can buy off the administration costs at 1 time. In that case, transfer the fee to pay off the administration costs to account number:

      • IBAN: NL 04 BNGH 0285 1389 60
      • BIC: BNGHNL2G
      • payable to: Gemeente Den Haag DSO Erfpacht

      State the following information with your payment:

      • the address, and (if known) the relevant customer number
      • buying off administration costs

      New owner of a home or business premises

      Did you become the owner of a home or business premises, for example in April, and did you receive an invoice in July for the entire half year? Then you must pay this invoice. The cost difference between the old and new owner for the period from 1 January to the date of purchase in April was already settled when the ownership was transferred. You can find this on the statement of settlement.

      Not the owner, but received an invoice

      You are not the owner of the home or business premises but you still received an invoice. Then you can send an email about this to: erfpachtadministratie@denhaag.nl. Please state the relevant ground lease address and that you are not the owner.
