Ground lease in The Hague

Ground lease (erfpacht) is the right to use land owned by the Municipality of The Hague. The municipality charges a fee for this and you are bound to legal conditions.

These conditions are recorded in the act drawn up by the notary when you buy the right of ground lease. Within these conditions, you have the rights and duties of the owner. You make an annual payment for this: the ground rent.

Buying a house or apartment with ground lease

Own land

In The Hague the municipality grants land in some parts of the city only in ground lease. In other areas the leaseholder may choose between buying or leasing land. Leasehold contact expires within 5 years

Do you own your own (single family) house, apartment or business premises and does your leasehold contract expire within 5 years? If so, you will receive a reissue offer from the municipality approximately 3 years before the expiry date. You do not have to do anything for this. Paying ground lease

You pay ground lease every 6 months. The ground rent is the payment you make for the use of the land. You can pay this amount by direct debit or in instalments and agree on a payment scheme. Go to Paying ground lease.

Paying off ground lease payment

Apartment rights

Appraisal and land value
